Design Process

Free Estimate

The first step is the free estimate meeting. We will discuss the scope of work, square footage (existing and new), desired stories, features, desired exterior / interior styles, materials, preferences, etc... as to what your vision is for your desired dream home. Inspiration photos are always a good way to portray the look, feel, layout, and features you desire. Fees are designed in a set bid for your project with partial payments as you go, step by step but is an all inclusive payment package to complete the final plans.

*Hourly fees only apply per the contract to changes requested after the final completion of your plans, submittal, or any specialized custom details not required, but requested for interior consulting services.

Design Phase

Upon signing the contract and payment of the retainer, we proceed to schedule the measurement of the existing home or space for remodel and / or research and plot plan for the addition, remodel or custom home site. Once the existing or basic floorplan is loaded into the software, we then discuss different options and features, making changes as we exchange ideas and thoughts back and forth until the main layout is to your satisfaction. We then move on to the more refined details to complete the design plans.

 

*Should the scope of work increase or drastically need to decrease during the process, designer reserves the right to reassess the original contract for the new square footage / scope of work for the overhaul of the original design as contracted.

Contractor Bidding

Once the design is approved by the homeowner to move forward, the next payment is due on delivery of the complete Design Plans. At this point we recommend getting at least 3 preliminary bids from contractor / builders based on the overall design if you don't yet have a contractor / builder selected. At that point based on the input your receive, we can make adjustments and changes for budget or other criteria you may want to address and revise.

Technical Plans

Once the design itself has been finalized and approved by the homeowner, we then design and add the electrical lighting plan, and the technical structural plans, and details for a complete buildable Plan Set for permits and construction.

 

*The final payment is due upon delivery of the final plans prior to submittal to your jurisdiction. Hourly rates apply to any changes required beyond the final delivery of the complete plans.

Construction

Once the full set of plans are complete and ready for submittal, typically the homeowner and / or contractor / builder will pull the permits for your jurisdiction (city /county, state). If it is needed, handling the permitting for the homeowner would be hourly fees if required.

 

*We also offer Interior Design Consulting on an hourly basis to help you choose the cabinets, colors, interior / exterior materials, etc... with you and your contractor / builder during construction.
